Still got questions?
Here’s some we often get…
Buying property in Sydney can be complex, but we’re here to help simplify the process for you. Below are some of the most common questions we get from buyers. If you have a question that’s not covered here, don’t hesitate to get in touch!
-
A buyer’s agent works exclusively for you, the buyer. Unlike a traditional real estate agent who represents the seller, we are your advocate throughout the entire buying process. From finding the right property and negotiating the best price, to guiding you through inspections and closing the deal, we make sure your interests are always front and centre.
-
Buying Sydney property is a significant financial decision. What’s more the market can be competitive and overwhelming. A buyer’s agent offers you expert advice, access to off-market properties, and a deep understanding of market trends. We help save you time, reduce stress, and ensure you secure the right property at the right price. Think of it as a risk mitigation strategy. Or an leg up on the competition.
-
Buyer’s agents generally charge a flat fee, a percentage of the purchase price, or a combination. The cost depends on the scope of the services provided and the price range of the property you're buying. We offer transparent pricing, and we'll ensure you understand exactly what to expect.
-
While we specialise in properties in the $2m-10m range, we also work with clients seeking homes in a variety of price ranges. Whether you're buying your first home or an investment property, we tailor our approach to suit your needs.
-
During a property inspection, focus on areas like structural integrity, plumbing, electrical systems, and pest damage. Look for cracks in the walls, water stains, uneven floors, or signs of pests like termites. We can help guide you through the inspection process to make sure nothing is overlooked. Or we can introduce you to building and pest inspectors if you’re not comfortable with the level of detail provided in the existing report (if it is available).
-
Here’s a general breakdown:
Initial Consultation: We discuss your needs, budget, and preferences.
Property Search: We shortlist properties, including those not publicly listed.
Inspections & Due Diligence: We organise property inspections, pest reports, and building checks. And much more depending upon the property and your needs.
Negotiation: We handle all negotiations, aiming for the best possible price and terms.
Closing: We guide you through the settlement process, making it smooth and stress-free.
-
Off-market properties are those that aren’t publicly listed, which means there’s less competition. These properties can give you access to exclusive opportunities, especially in a competitive market like Sydney’s. As your buyer’s agent, we have strong connections and can access these hidden gems on your behalf.
But word of caution, not every off market represents an amazing opportunity. The vendor may have unrealistic price expectations and doesn’t want to test those on the open market, so it’s crucial to have a strong sense of where value lies prior to negotiation that is informed by deep market knowledge.
-
If you’ve already found a property, we can still assist you. We’ll review the property, arrange inspections, and help you with the negotiation process. Having a professional on your side can ensure you make the best decision, even if you’ve already spotted something you like.
-
There’s no need to continue searching once you’ve hired us, however if you can’t help yourself we’re happy to work collaboratively. Our goal is to ensure you secure the best possible deal.
Here's what we’ll do:
Evaluate the Property: We’ll review the property to ensure it meets your criteria and is priced right for the market.
Organise Inspections: We’ll arrange a thorough building and pest inspection to make sure there are no hidden issues.
Negotiate on Your Behalf: If the property checks out, we’ll handle the negotiations, using our expertise to secure the best possible price and terms.
Guide You Through the Process: We’ll assist with all the paperwork, settlement details, and any issues that may arise during the buying process.
Equally, feel free to sit back, relax and let us do all the searching. You’ll find there’s more than enough to review from us, while you can still get on with your day-to-day life.
-
Our data-informed approach ensures we know exactly what properties are worth. We look at comparable sales data, the condition of the property, and current market trends to make sure you're not overpaying. We’re skilled negotiators, so we’ll work hard to secure the best price and terms for you.
-
Yes! We work with both owner-occupiers and investors. If you're looking for a property to build wealth, we can help you identify high-potential investment opportunities in Sydney’s market.
-
We buy property across many of Sydney’s most desirable suburbs — from the harbour to the highlands. Whether it’s a family home on the Lower North Shore, a lifestyle acreage in the Southern Highlands, or a coastal retreat on the Northern Beaches, we have deep knowledge of the areas that matter.
Mark, our founder, brings a lifetime of experience across Sydney: he grew up in the lower Blue Mountains, went to school in Parramatta, spent weekends in Newport, and now splits his time between Potts Point and a farm near Exeter. That breadth of personal and professional insight means we understand the nuances of each area and can confidently guide you wherever your brief takes us.
