Before you start searching
“Is our budget realistic for what we want, or are we about to waste months looking at places we can’t afford?”

“Everyone says “get your finances sorted first” - sorted to what standard exactly?”
60 minutes. We define your brief, discuss attribute scoring and its impact on the search, pressure-test your budget, short-list the right suburbs, and build a clear acquisition strategy. Most buyers skip this entirely. It shows.
This pre-work will save you enormous time down the track and is the best investment you can make to avoid future frustrations.
02 Assess
When you’ve found “the one”
“How do we know if this place is actually worth what they’re asking?”
“What are we supposed to be looking for that isn’t obvious at an inspection?”
“Is this a “renovate later” or a “walk away now” problem?”
“Everyone keeps telling us different things - how do we know who to trust?”
Up to 60 minutes. Armed with some pre-prepared data we gather for you, we review the property together - location, building quality, comparable sales, price guide credibility, red flags, and whether to negotiate or go to auction.
This is the intel that most buyers don’t have, so you end up offering whatever price the vendor or the competition set, rather than where true market value lies.
03 Review
Before you sign
“What’s the one thing first home buyers often get wrong that we don’t want to repeat?”
“What are we actually signing? Is there a plain English explanation?”
“How much room do we have to negotiate, or is the price just the price?”
Up to 45 minutes. Final check on price paid versus market, contract terms to query, strata and building issues to flag. The last expert check before you’re committed.
Simple steps here enable you to move forward with confidence, or choose to keep looking if the stars are not aligning.
